The Ledibeng Eco estate features almost 2 318 residential stands within a defined architectural theme with aesthetics and construction rules. These rules will be applied by the developer initially, and thereafter handed over to the section 21 company, namely the Ledibeng Residents Association. These rules are set out more fully in the document ‘LEDIBENG RESIDENTS’ ASSOCIATION — BUILDING AND ARCHITECTURAL GUIDELINES’ included on the marketing CD.

The selling price of all residential stands will include a selection of standard concept designs and drawings by the development architect. Buyers/owners can select one of several standard architectural concepts, and customize these to suit their taste and needs. Buyers/owners may also make use of their own architect or designer provided that these designs are submitted and approved by the development architect appointed by the developer and Residents Association. Should buyers/owners elect to make use of their own architects/designers, then an aesthetics fee of R100.00 per m2 (one hundred rand per square metre covered excluding VAT) will be payable to the aesthetics committee for the design review and architectural approval.

Similarly, only approved building contractors will be permitted to construct units within the Ledibeng Eco Estate development. Buyers/owners will have the choice to negotiate contracts and appoint contractors from a panel of at least three approved contractors for the development. Should buyers/owners elect to make use of their own builders or owner build, then a development architectural engineering fee will be applicable, and paid to the developer before construction commences. This fee will be levied at R180.00 /m2 (one hundred and eighty rand only per square metre excluding VAT) calculated on the total area covered by the proposed structure, and paid in advance prior to approval of the building plans by the development aesthetics committee. This fee will cover the following:

  • Architectural supervision of construction
  • Engineering supervision and approvals
  • NHBRC inspection costs
  • Municipal inspections
